Feedback Requested - Partnering with Realtors

Heartwood Cohousing is in the process of developing our second Phase of 14 
homes. We plan to break ground in spring of 2025 and are working to sell our 
remaining five spots.

Like other cohousing communities, we are selling community first and homes 
second, which means a fairly involved courtship between the community and 
prospective buyers to discover whether we’re a good fit. We are considering 
working with a realtor to bring more people into our courtship process. My 
concern with realtors is that they don’t really understand cohousing and the 
idea of selling community first; they just want to sell homes. That being said, 
I could envision realtors bringing potential buyers to us and then we go 
through the courtship process with the potential buyers to figure out if they 
want to become actual buyers.

I would love your feedback on whether your community has ever worked with 
realtors.
How did it work out for your community?
What role did the realtor play?
How much did the realtor get compensated?


A bit about Heartwood Cohousing…
We are an established, close-knit community in SW Colorado. We are a rural 
community in that we own 360 acres, including 65 acres of irrigated 
pastureland. Phase 1 has 24 homes and was built in 2000. For more info, check
