Our dues range from $466 to $926 based solely on square feet. We have
pondered making some portion on dues based on number of residents but
didn’t because of the extra complexity and because it seemed to favor the
wealthiest among us who could afford to live alone in a larger unit.

Dues include all utilities. Reserves are 42%.  We also had a reserve study
recommending a huge step increase to get caught up with reserves. We opted
instead for a more gradual Funding Plan with 2 goals: be 70% funded in 30
years and no less than 30% funded in any of the next 10 years. If we have
met both goals, the reserve dues increase is 3%. If not, the increase is 3%
plus CPI inflation and we also amend the budget near the end of the year to
re-allocate half of the estimated operating budget surplus to reserves.
