Do you have Reserve funds for maintenance and replacement of community property? Are landscape maintenance and replacement included as reserves fundable items? If not, you are probably going to need to ‘bite the bullet’ and use monies designated for another use or make a special assessment. Neither are very palatable; but delay just makes the work more difficult and expensive. And the situation more dangerous to people and property.
