The individual houses do not require the seal or preparation by a architect.
This applies only to single family residences of unlimited size in the State
of Georgia. We follow the Standard Building Code published by the SBCCI.
In fact, any building under 5000sf, except Assembly, Educational and
Institutional are exempt.

As stated in my post, few builder utilize the services of the architect's in
this region for this reason. All multi-family work must use and architect,
however, there have been unfortunate instances where plan stamping has been
practice by a few less than honorable practitioners. There are numerous
draftspersons offering there services to the average builder.

This is not to say that all builders overlook the use of architects. I'm
personally working with approx. 4 builders in my area performing single
family residences for the move-up market. Nothing cutting edge, but I am
able to get them to think about some of the things mentioned in this group's
discussions or that I've found useful in my studies on housing.
