Buzz Burrell advocated having a title insurance co. do the closing for a land or home purchase as a money saver. However, as a matter of state law, they are sometimes prohibited from doing so. For example, in NC, an attorney must sign off on the title search and certify it to the title ins. co. The upshot is that you must hire an attorney to have a real estate closing in our state, and a number of others.
