Marsh Commons in Arcata,Ca has a large retrofited common house that incorporates 3500 sq ft of commercial space. It is on it's own separate parcel and is owned as a for profit partnership (less expensive on a yearly basis than a corporation so we purchase extra insurance to compensate for the lack of corporate protection). There are tax advantages to a for profit structure. Our houses are on separate lots owned individually with a share in the common yard controlled by a non profit homeowners association. We also have a development group who put the whole thing together. This has worked well for us, especially in the past year as we have dealt with pertoleum contamination is our soil. Now that we are under construction again we can sell lots or completed houses to new members while retaining all responsibility for dirty soil issues among the old members.
