there may be people interested in investing in  a cohousing development
without actually being a member of the community.

Are there any cohousing groups who have such experience?

Yes!!!!!!

In 1993 Robert Bruegel and myself started a company called Support
Financial Services which created a revolving loan fund to assit
cohousing groups with needed financing.

Since then we have successfully made loans to three cohousing projects
and are currently investing in several others.  It has turned out to be
VERY helpful to the groups and has provided a reasonable return for the
investors.
