I am currently working on an affordable apartment complex with a density of 
15.1 units per acre.  By doing stacked units there is room for useable 
openspace and a large community room.  At seven or eight units per acre I 
could have gotten a similar lot coverage.  It sounds to me like you will have 
to do some stacked units to allow for any significant outside space. The 
other thing to look at is any adjacent space that may be in the public 
domain, thus extenuating your view.  Marsh Commons, in Arcata Ca., for 
instance, in on the edge of a wildlife area, giving us an uninterrupted view 
far beyond our twelve houses on one acre. 
It might be helpful to get a plot plan and make some little house footprints 
out of construction paper at the same scale, use something like 24x44 feet.  
Arrange these on your plot plan to get an idea of how much land will get 
covered with houses, then allow for required roads and parking, another major 
use of your land.
It might be worth you while to hire an architect for a few hours to go 
through this process with your group.  She or he can do this process quickly 
to give you an idea of the likely limitations and possibilities of your site.
