[I have a (see above) ] PDF file with a listing sheet for an older warehouse building in Calgary that our group is hoping to obtain funding to retrofit into mixed use and affordable housing. My own background is in commercial/retail property management (and housing program management) but I don't feel able to come up with even a very "down and dirty" guesstimate of what it would take to transform something like this. It just feels right. I can envision about 40 transitional units of various sizes being created in the upper two floors with mixed uses on the main level. The outside measurements of the building are 200 feet x 60 feet. There is another piece of property adjacent to it that the railway still owns which we see as the co-housing project site. The Listing Real Estate Agent says that an environmental assessment shows that the site is clean. A similar zoning change in the area was apparently not difficult because the group had a long relationship with the community. Linking with this group would help to ease our way. I would be so grateful if anyone had the time or interest to comment on our draft proposal (which is due Nov 8th) please let me know privately and I will forward it tomorrow.
