    We have 24 units in total.  6 stand alone uints, the remaining 18 
connected in 9 side by side duplexes.  We used about 6 to 7 acres of our 40 
acres for the building site.  Zoning in our part of Northampton is one acre 
per dwelling.  Much of the acreage is in three separate wetlands (maybe 1/3 
of the 40 acres).  We needed special permission from the planning board to 
cluster the houses (no problem getting permission, but we are forever limited 
to 24 units).

    We certainly don't need all 40 acres; that's just the size of the lot 
that became available that we could afford.  But it's nice to have all these 
woods around us.
