Ted and others: Self-develpment contrasted with developer-development was
the topic of a Berkeley Conference session in which another Manzanita Village
of Prescott resident and I participated.  Manzanita Village of Prescott (AZ)
was self-developed and we were happy with that decision. Milagro of Tucson
also is self-developed. In a word, self-development requires sources of funds
from within the group for land purchase, infrastructure, etc., and these
arrangements take time, vision, creativity, and savvy. The funding can be
arranged so the investors are getting a decent return on their money and
yet the group is paying less interest than would be available commercially.
Things go more slowly with self-development, I'd guess.  If anyone wants
