We are in the process of building such a creature -- in order to get our
development approved we had to comply with the city of Cotati's downtown
general plan, which called for retail in our area -- we have one building
fronting the main street with commercial space below, and housing units
above. Since we haven't moved in yet -- and as far as I know haven't signed
any lessees yet (although that may have changed, I'm not on that
committee!) -- I can't offer first-hand info on what it's like to LIVE with
it yet! We've sure had lots of discussions and meetings with lawyers and all
sorts of other  stuff trying to figure out how to make this work for
everyone -- I'll forward  your message to Pete, who's chair of the committee
working on this who can answer your questions better than I can.
