The City of Santa Fe requires that all new development contain 30%
affordable units, which means the buyers qualify for financial assistance.
This is done by having a second mortgage on the house so the first mortgage
is reduced to a monthly payment the buyer can afford.  Please contact the
Santa Fe Community Housing Trust for more detailed information.

We are forming a senior cohousing community in Chapel Hill-Carrboro, NC and
I am wondering how other cohousing communities have managed to build
"affordable housing" as some percentage of their units.  How did you manage
that financially?  (i.e. did the other households subsidize the "affordable"
units, and if so, how was that calculated/done?).  Any information will be
much appreciated.
