Pacifica Cohousing in Carrboro NC has some units that are owned by the 

local community land trust. The Town of Carrboro has a policy that if a 

developer will include 15% affordable units they will get a density 

bonus of 50% over the underlying zoning.    Also, as far a appreciation 

goes.  I was a real estate appraiser for many years and the rule in 

appraising is that land appreciates, building depreciate.
