One of our prospective new members currently has a business that they would bring with them to the community were they to move in.
Particularly because the business is a day care, issues of liability and local government licensing need to be considered. Since the business will operate on common ground, the LLP or LLC (or whatever legal structure you have) and the subsequent Homeowners' Association will almost surely have to share in these "complications".
I once did a little study of possible day care in a community Common House. Government regulations (here in Frederick County, MD) made it virtually impossible, to the extent that the relevant officials as good as told me "don't even think about it."
