Sorry for the delay in response to the subject of businesses integrated in
to
cohousing. The most effective way to decide on whether to integrate business

establishments in to cohousing, is by reveiwing the zoning requirements for
the
area in which the cohousing community will be established. An adequate
demographic
study is also important to examine the viability of the business.
The cohousing community
would address the regional requirements suitable for the type of business it
will
undertake. The community must further examanie, how the business would
support local and or regional industry for the necessary support of the
business' infastructure. Most important.
Does the business fit into the legal and enviromental structure of the
cohusing community?

this favorably. I think strongly that the common areas of cohousing are for
the community and to facilitate the community as a whole. I've always felt
funny about common space being used for private activities unless it is very
sporadic. It's a different matter if, as some cohousings have done, space
has been built in for on-site businesses, but that is not the case here.
It's always a tricky business of discerning the motivation for people moving
into cohousing. Ideally, they like the physical aspect but also buy into the
cohousing mission of the community. Good luck with this issue.

Subject: [C-L]_ Owner-business use of common space



One of our prospective new members currently has a business that they
would bring with them to the community were they to move in.  This
business would require use of a large percentage of our outdoor
common space for up to 3 hours a day during business hours.  The
business would also require installing a 4-foot fence to enclose that
space.

We are wondering if other communities have had experience with home
businesses that use common elements, and if so, how it all worked out.
