Eno Commons possibly falls under this category. What I about to say is slightly before my involvement but I believe I have the broad brush of events correct. There was a fledging cohousing group in Durham in the early 90s. Progress was slow so Sherri Zann Rosenthal become the developer. She bought the land and individuals brought lots from her. After the Common House was complete, control of HOA transferred from her to the group. Although there was some bumps, Eno Commons became a reality.
Footpath. http://www.footpath.us | a fledging community developing on the land east of Eno Commons, is using a similar model.
