Hi Van and All,

Three Groves Ecovillage just completed a Zoning Amendment in London Grove
Township, Chester County, PA. The result is that the "Rural Residential"
Zone is changed so that anyone could build an Ecovillage and get the
benefits of higher density and co-housing layout, but they also have to
comply with the green standards that go along with it. Zoning Officials must
consider not only your project, but the next one that comes along. (We found
London Grove Township to be very supportive, btw.) It's not termed an
Overlay, but it only applies to one of half a dozen zones in the township,
so your zoning officials might like how that approach limits the impact.
