I love this idea. 

I think it would be appealing for people who used to live in studios by 
themselves, like folks from large, expensive cities like SF or Boston. 

If you had two "pods" exactly alike you would also have the feeling that if it 
didn't work for you socially in one of them, you could have the option of 
moving to the other one. Good, thick walls would be especially important for 
anyone living there.

Also, maybe there's a way to make the ownership of the these units more like 
"shares" so that a person could more easily move between them? Or having these 
as rentals is also good, too. Anything that would preserve the option of 
getting out easily if things didn't work out.

In our community's experience, the retired folks do a lot ongoing management of 
the property. Anything you can do to encourage them to live there ( = cheaper 
accommodations) will be well worth it.
