We paid a lawyer to help draft our CC&Rs and By Laws both when we first 
organized and later when we needed to do a revision. 

The second time our team spent some time with the lawyer helping him understand 
a little about our organization structure. Our lawyer for this second version 
was a specialist in HOA documents so we just needed to help him tweek his 
understanding. As a consequence we have 3 official documents (CC&Rs, By Laws, 
drafted by the lawyer, and our Policy/Procedures Manual, maintained and 
regularly updated by us). All three are legally binding with the legalese that 
lays out which document take precedence in the event of discrepancies. 

I think in this case hiring someone who’s familiar with the law and can 
construct documents that the state (and your lenders) will find familiar while 
still leaving open the ability to govern yourselves as a cohousing community is 
money sell spent.
