At River Song we also were worried that the larger units weren't selling--there were 5 and none had sold. As much as we tried marketing them to families, that simply didn't work--the families needed less expensive units or just weren't quite ready to jump into the expense of a larger unit. They ended up going to couples with adult kids who wanted the extra bedrooms as guest rooms or offices (or both), and two sisters bought one, and two singles decided to buy one together as a more economical way to be a part of the community than buying two smaller units. As the owners of one of the larger units, we're glad to have space for our kids and grandkids to stay with us when they come to visit, and we're happy to share our space when our two community guest rooms are full now and then. Hope that's helpful!
