Karen Gimnig Nemiah asks:
<Does anyone know of the example I'm half-remembering and could point me to
it? Or any other single-landlord rental model.>

The shovels will be going in the ground this fall to start building what I
believe will be the first all-affordable rentals senior cohousing community in
the United States here in Lexington, Kentucky. AU Associates, one of the
premier developers of affordable housing in our region with a portfolio of more
than 80 properties across Kentucky and West Virginia applied for and won an
award from Kentucky Housing
Corporation<https://us2.campaign-archive.com/?u=3829d29f9e95f6aa657f1c290&id=397e7652b2>
earlier this year. The project is also being funded by the city's Affordable
Housing Trust Fund, among other sources. It will be 45 units in a three-story
building with a substantial amount of "blank space" for the future residents to
fill in for their common spaces using a budget given to them by the developer.
Residents must meet income restrictions of 50% AMI. Previously, residents at
other senior buildings and the public (at Lexington's Senior Center)
participated in design charrettes for the units, which will ALL feature a slew
of universal design features to aid aging in place.

There will be a number of sessions that AU's president Johan
Graham<https://www.auassociates.com/meet-our-team> calls "a marketing tour",
but Chuck Durrett calls "Study Group 1" that will be held on a continuing basis
until applications will be accepted, 90 days before move-in, which is hoped to
be in the first quarter of 2026. Hopefully there will be at least 45
applications submitted by Study Group 1 alums on the first day as they can be
awarded on a first come, first served basis.
