Here at Arboretum Cohousing in Madison, WI, we don’t officially rent as we don’t want to deal with the tax implications. We do host events (concerts, parties) as long as a resident is a part of the group that wants to use our facilities. We ask for a good will donation. Also, some of our residents work from home and chose from time to time to use one of spaces to work for part of a day. All they do is sign up for the space. Let's come out as pro-tax! Also 20% of our income would be a huge amount. I can't imagine how we'd come up with that many rentals. Although maybe it would bring down our HOA dues. (We had a huge discussion on whether professionals can rent our common house. And what to charge. But mostly we just don't.
