Sharingwood has 8 rental spaces, these are in-home apartments. Our history with renters is mixed. Some have been fabulous, others non-participants. However all the landlords live on site and so problems with renters tend to be short-lived as the owners hear about any issues quickly. There is a huge competition for rental spaces here and so it has been easy to find people to fill rental niches. As far as the strategy of buying a unit and not living there, I think that is unwise. There are plenty of resale opportunities in cohousing. Better to buy into a place when you are ready to live there. Of course, buying in on the first build assures you of the lowest price so that might be a consideration for a high price market as you mention, although finding renters to cover the considerable mortgage costs might also be a problem and put you in the bind of having to pay for two places at once.
