Hi Becky,

At Eno Commons, we give tours and try to have new members orientation BEFORE 
the sale is complete.  It is helpful to let prospects know that they are not 
just buying a house but joining a community.

As the seller and the community have motivations that can be at cross purposes 
(the seller desires to move on and the community wants an active neighbor), why 
not help both parties out by advertising the house on your site web site.  
Prospects will learn about the availability of the house (seller is happy) and 
learns a bit about the community (neighbors are happy).

It is not perfect but seems to work for us.

the sellers responsibility or the community's?

2.  When do you tell people about community work expectations?   And who
does this?   Does the seller/landowner tell them before they sign the
papers?  Or does the community tell them afterwards?

I appreciate knowing how other communities handle these communications.
