In California, before a sale is completed, the banks would want a copy of the CCR's and information about what are officially called assessments rather than dues. So it is up to the sellers to provide that info to buyers. As to your other question, this has come up more for renters, since we haven't had any home sales since we moved in four years ago. We don't have an orientation for renters. We have one household with more turnover than anyone else, and we don't know what info those renters get. Nothing systematic or written. We just completed a written fact sheet/ introduction to the community. That should give us a start. We have encountered resistance from the owner who rents on a signed commitment to community work, since they view it as a barrier to recruiting renters. But I think it that Heartwood's idea is a good one, nevertheless.
