I'm looking at our 2004 common budget and thought it might be of interest to some of you. At RoseWind, individual homeowners build and maintain their own homes. Our winters are relatively mild (think 40-55 degrees); we have no snow or leaf removal expense. Childcare is handled by donations. All our cleaning, landscape work, and much of our maintenance work is done by volunteers. We are a built community with 24 households. Our total budget for the year, if shared equally among 24 households, would come to about $1000, but this is reduced by the unspent funds in the 2001 budget, so it comes to about $850 per household. Using our sliding scale system, a household could pay as little as $680. About 39% of our budget is for projected future needs, in reserve funds. About equal thirds of our budget go for common house, landscape, and business expenses. If anyone wants to email me off-list about further breakdown of figures, please do. Use the address of lynnnadeau_ [at] hotmail.com please for that. dollar amounts current-year expenses: 4531 common house operations (utilities, heat, trash, cleaning supplies, maintenance) 150 City fee for a needed PUDA change 200 facilitation (training, supplies) 2131 all insurance on common areas, common liability 250 postage, copying 1130 taxes on misc properties (2 lots we could theoretically sell, one area where we could put home occupation offices or studios; the commons in general is not taxed separately- our individual property taxes on our homes and lots include the amenity of the community property) (My personal property tax to the County on my home and lot: about $2600 a year.) 1370 other taxes, accounting fees 60 supplies for kids (art materials etc) 2150 landscape improvements and maintenance (irrigation, grading, mulching, equipment maintenance, equipment rental) other than projects funded from reserves 200 coho association dues 175 advertising and supplies for outreach 500 legal and professional services 2250 contingency funds additions to reserves for future needs: 3500 toward new mower 600 toward future fencing 500 toward improvements to main path system 1000 add to contingency fund for arbitration 250 add to contingency fund for mediation 3000 common house depreciation, repairs 500 toward common house furnishing upgrades 300 toward retreat total to fund $24,747 $ 9350 of which is additions to reserve funds for future needs $ 2250 is contingency for current year needs $13147 is line items for current year line items We also have some reserve funds which are already funded, either from prior years' input, or (as with remaining common-house construction funds, playground equipment funds, and remaining parking-area funds) from our original lot-sale-sourced development funds.
