I don't know what is available in your area, but I would encourage looking at retrofitting. Retrofitting commercial buildings is one option. Another is to buy a multi unit property. Santa Cruz County has a very expensive housing, and out group looked for years for property we could afford to develop. We ended up buying a commercial property with 12 units for well below market rate. In the 5 years since we've moved in, I have seen several similar properties come up for sale.
