Sharingwood spent a fair amount of time working out ideas about Renters and guests. We came to the following decisions: 1. Renters shall not exceed 20% of the total community population without the approval of the whole community. That is, after 20% is reached, additional renters have to be approved by the community. This allows us a fair amount of freedom to rent spaces out, and also allows us to control the total population at some point if we choose to. 2. Renters have the same responsibilities as owners. They pay an assessment and are asked to participate in community affairs at the same level as owners. 3. Owners are responsible for orientation of guests and renters to community expectations and opportunities. 4. "guests" who remain longer than 60 days become subject to the provisions of the rental policy whether they contribute rent or not.
