You also need to consider if your kitchen is up to code for commercial use.
It can cost alot to make it commercially useable.
A homeowners' association does end up with taxable income from various
sources, but usually the expenses make it a wash.  Income from laundry, pop
machines, meals, etc.

If a homeowners' association (or other such entity) has income such as would
result from space rental, you might be liable for taxes on that income.
Check with your association's accountant.
