commercial ventures as part of cohousing

I am a member of Eastern Village Cohousing, which is currently under
development in Silver Spring, Maryland, and several members of our
Finance/Legal Team have some questions about some issues that seem to be
unique to cohousing. Eastern Village is being built in the middle of Silver
Spring's newly designated Arts and Entertainment District. Our developer
would like to take advantage of this districting by providing commercial
space for artists and galleries in our Common House, and thus gaining tax
credit. From my perspective, this is akin to having a business located in
the ground floor of a large apartment building. For example, in my current
apartment building, the ground floor includes a convenience store and a
dentist office. This is a big question mark for our Finance/Legal team as
they draft the documents. Can someone site an example of a cohousing
development anywhere where there is a commercial entity as a part of the
common house or any other space? If so could you provide any information on
how you manage the relationship between the residents and commercial
tenants?
