Fabulous news! Both for you and for cohousing. Every kind of support one
community gets is a reference for another community to use.

Other than traditional business planning, I don't know how to do this, but I
would advise hiring a developer. They typically charge 10% of the cost of
the project. How this works with grant monies included I don't know. The
best way to find a developer is to talk to a bank that finances big
development projects. They know who will get the project done on time and
under budget. 

I don't really understand why your "non-profit" developer isn't doing this
work -- that is what developers do. You should only have to out line for him
what you want and you work together to figure out what can be done.
