Guy,

Unfortunately, Mr. Sandelin's bold generalizations about IC and Coho seem all too accurate. And this from a long time, active and energetic member of the Intentional Communities movement. I have to agree with everything that Rob has observed and generalized, recognizing that there are exceptions to each generalization. Thank you Rob for your contribution.

Unfortunately Guy, you really want listen to the wisdom of Eris Weaver, when she says, "It sounds like you have a very clear picture of what YOU want to do on this property! Cohousing, in my experience, requires a TON of letting go of what *I* want individually in order to serve the greater needs of the group. It's part of the definition of community. ... I imagine you might have a hard time finding people who's dreams fit so exactly into yours.

As in much of life, the biggest lesson is to give, and then let go. Give of your land and your dream, and let go of your expectations... This committment is what results in the magic of creation.

Following are the excerpts from Mr. Sandelin's post which concern me:

number of people in community
bank financing
private vs shared income
median unit price
member participation requirement
community life span
community success rate
stability and high income = mortgage
dysfunctional people = no job = no mortgage = not in co-housing
dysfunctional people plague non-cohousing communities
cohousing members surprisingly better at building community
private ownership at market rate = economic barrier = blessing
