Here again it depends on what kind of development you are.

There was a thought missing from this. If you are a lot development model with a commonhouse, look for condominium developments with clubhouses. Your appraiser may be looking at single home sales. You may have to go outside your immediate community to find such places but if you can you can then attempt to make an argument based on relative prices. "In such and such a community similar to ours, the condos of comparable size with a clubhouse sell for 10% more or some such figure."

It hurts us when we think that cohousing is entirely different than anything else out there. I've seen government subsidized housing for seniors and the disabled that is not unlike cohousing, complete with amenities. Many planned communities have similar assets. The difference is the population and that they are not self-governed or financed. The real estate is very similar. When you are thinking about appraisals, think real estate.
