Thanks to the list members who have responded with thoughtful and helpful comments. I want to raise in our community the idea of not limiting resale price to appraised value but maintaining the right of first refusal for those on the waiting list.. The comment about "educating" appraisers was echoed by several real estate people in the area I spoke to. The lack of comparables make cohousing tough to value using conventional methods but the fact that, at least in this area (Northampton MA), there are more willing buyers than sellers for cohousing units should say something about what the units are worth.
