We are also in the unit planning stage in Arboretum Cohousing
(Madison, WI). Our thinking now is to have 40 units with a mix of
8 1BR 24 2BR 6 3BR 1 4BR 1 5BR The 4/5 BR are from existing houses (10 units).We did eliminate 4BR from the new units, knowing we had 2 4/5 BR units already.

to see the report done for our members on 5-Nov.I took the data from 2 sources, Graham Meltzer's "Sustainable Communities" and cohousing.org/community web sites. 10 communities from Meltzer and 5 from cohousing.org. There isn't a lot of data here, so one has to be cautious
about making projections on trend, but from this much I'd say you'dwant 2 4BR units. In part, it depends on what you see the mix of adult/child being.
It would be nice if there were more data like this being collected, say by
