I took the data from 2 sources, Graham Meltzer's "Sustainable Communities" and cohousing.org/community web sites. 10 communities from Meltzer and 5 from cohousing.org. There isn't a lot of data here, so one has to be cautious
about making projections on trend, but from this much I'd say you'd
want 2 4BR units. In part, it depends on what you see the mix of adult/child being.

It would be nice if there were more data like this being collected, say by
cohousing.org.
