We are a 25-unit Coho (1BR to 3BR) on 2.4 acres with a common house and rec building/workshop (all new construction). HOA dues include common laundry and laundry supplies, so this usage varies by household size, but is deemed negligible. I can't think of other covered expenses that specifically vary by household size. Our HOA dues are directly proportional to the square footage of our units.
