Here are the gory details from our condo declarations:








*Common Expense Liability: a weighted formula which allocates 50% of
theliability equally among Units and 50% based on relative area of Units,
with finished spacecalculated at 100% percent of the actual area, except
the areas of the finished loftsaccessible by full stairs calculated at 70%
of actual area, the areas of the finished loftsaccessible by ladder or
ladder stair calculated at 50% of actual area and the unfinished atticand
basement areas that are full head height and have windows and roughed in
utilities at60% of actual area and the other unfinished attic, basement and
greenhouse areas calculatedat 30% of actual area.*

We have to recompute the assessments when somebody remodels or expands
their unit.

We have 23 units, mostly in duplexes, a Common House, and shop. City water
and sewer service is billed from a common meter for the whole community (no
individual unit meters), and this is about 30% of our operating budget.
There have been discussions about fairness on that, but no action. (On this

We have a coop group that is funding the installation of EV charging
equipment for our outdoor parking area.
