Marty, Note that laws and regulations surrounding what is legal in terms of HOA dues structure varies by state. There is a wide range of solutions to HOA dues/community cost sharing. I encourage you to search the listserv archives for answers to this question, as it’s a frequent point of discussion. I know there were several on cohousing-L just in the past year.
