Jamaica Plain Cohousing in Boston has a mandatory (5% of appreciation) resale
fee that goes to the community.
I'm sure that they'd give you the details if you reach out to them.

I know of two communities that have this in place and have raised sizeable
income to help finance needed improvements/repairs beyond what operating
funds and replacement reserves cover. Takoma Village and PDX Commons are
two that I know of.
