The resale agreement at Elderberry Cohousing in Rougemont NC is not voluntary. Members sign an agreement when they purchase a house: When a house sells, the seller receives 25% of the appreciation and Elderberry receives 75%. Appreciation is defined at the difference between the seller's cost and the selling price. The selling price is never higher than the current appraisal, which helps keep our houses affordable. These funds go into a special account (Development) that cannot be used for operational expenses. The account can only be used for "community improvement projects" that are approved by the entire community via consensus. The Development fund is separate from the reserve funds used to repair/replace items. Some of the projects funded by this money: Outdoor patio heaters for one of our gathering spots (when Covid-19 shut us down in March, 2020) New sound/audio equipment for our common house Automatic handicap doors installed on our common house Having this fund means that Elderberry has never had to ask for a special assessment from its members.
