Here at Cantine’s Island Cohousing HOA (Hudson Valley New York) we have a “flip tax” which must be paid before or at the closing. We use a simple formula: subtract the amount originally paid plus any significant upgrades (documented) from the selling price and 3% of that number goes to the community. We don’t currently have a structure in place to earmark those funds but we’re considering doing that.
