One of the disadvantages of cohousing owners trying to sell expensive homes
here is that we are one out of ten cohousing groups in the area. I imagine
you are the only cohousing group in existence in the DC area and thus have
less competition for your cohomes. So the cohousing specific  marketplace
here is pretty diluted. I think currently there are about 5-6 cohomes for
sale besides what's available at Sharingwood.  In our area, housing in the
$400K range is on the expensive side, there are lots and lots of places for
sale, in cohousing and out for the mid $200K and it is possible to even find
decent homes in the $150K range. We just had a couple who wanted to live
here, but could not afford any of the homes, buy a nice place for under
$250K. So our expensive homes are on the expensive side for our market, and
even the homes at $325K did not sell last year and had to be leased by the
owners. The owners who live offsite are going to put them back on the market
again this summer, of course displacing the renters who live there, assuming
they find buyers. We do have homes that would sell for much less but none of
them are for sale.  Sigh...... It will be an interesting summer.

We are in an urban area so it makes a difference but we just had heavy
competition for a three bedroom with a den and basement that I think
finally sold for $425,000.00.

We have a waiting list for anything we are willing to sell -- mostly
people who are waiting for cohousing. The homes are fairly standard
condominium design, although on the small side to make the commonhouse
more desirable.
