Here at Pioneer Valley we had a waiting list when we moved in and it keeps
getting longer--10 or 12 households now.  We've had three houses change hands
(one of them twice), two filled by waiting list, two by people already here (a
couple breaking up and both staying; my daughter moving out of my basement
into her own house).
So as far as our experience goes, there's not much risk!
