HI all —

This discussion gives me an opportunity to repeat again the importance of 
working w/ a professional developer.  

A developer brings money, experience and expertise to the table.  What I’ve 
learned in the years I’ve been doing this watching successful developers is 
that they not only bring the pre-development and development money … they bring 
the money for the mortgages that will be obtained by the first buyers.  That 
means the loan a buyer needs is waiting for him or her (always depending on 
qualifying of course!) Often developers will have all the money lined up before 
they go after the entitlements (the right to develop whatever it is they are 
developing.)  Having the funding lined up in advance means the development 
isn’t stopped at any phase of the process resulting in costly delays.

Setting aside the consequences of recessions that produce such horrific effects 
in which everyone including professional developers get burned  … I’m thinking 
that maybe many of the problems cohousing developments get into is not having 
the funding in place in advance so when you need it … it’s there.

If you are considering undertaking developing your cohousing community yourself 
… see how much of the funding you can line up in advance.  That may give you 
some indication of how successful a development you will have.
