I've been thinking about this issue for the last couple of days and I've
come up with an interesting problem. My workshop (aka garage) has a
number of chemicals in it including acetone, mineral spirits, MEK and WEST
System epoxy. Plus, there are various types of sawdust with different
levels of toxicity (yes, some woods are significantly toxic). Since an
adequate workshop would be a requirement for any community I would be
interested in moving into, what do people think would work?

We have people in our community that study chemicals and many of these have less harmful substitutes. We have hazmat storage outside so the fumes don't leak into the air unnecessarily. And the workshop will have specially designed exhausts.

This means that chemically sensitive people can avoid the fumes and the fumes will not contaminate the whole building.
